If you're looking to sell your house, "staging" is more important than ever. The idea behind staging is to spruce up your house to make it look less like home, and more like what a prospective buyer wants to see. The age-old observation that "you never get a second chance to make a first impression" certainly applies when it comes to attracting buyers to a for-sale home. 

This means you will need to make the best impression possible. Here are 10 tips for savvy home sellers: 

1. Attitude
Before you do anything, you have to stop thinking of your house as a HOME and start thinking about it as an investment. Consider it the most important investment you have made so far and you want to get the largest possible return on it. 

2. Focus on curb appeal
The outside of your house can create a very good first impression. Keep the grass well-watered and mowed, have your trees trimmed and plant some blooming flowers to create a welcoming sense. Store toys, bicycles, gardening equipment, etc. out of sight. Get the front of your house and the trim painted. Sweep the porch and the front walkway. 

3. Clear out the clutter
Real estate agents say buyers won't purchase a home they can't see. Potential buyers won't be able to see your home, if your home has too much furniture, overflowing closets, crowded kitchen and bathroom countertops or lots of family photos on display. Get rid of anything you don't need or use to clear out your home. 

4.  Refresh 
Make sure all your furniture, light fixtures and accessories look contemporary. believe it or not, you can achieve a "fresh" look without spending a lot. By changing the counter top and/or cabinet handles in the kitchen can make a huge difference without having to remodel it. Changing light fixtures or faucets can also make an impact on the look and feel of a room. Simple things such as a few decorative pillows and two nice table lamps will transform a room. 

5. Make all necessary repairs
Buyers expect everything in their new home to operate safely and properly. Picky buyers definitely will notice minor maintenance problems you've ignored for months. Leaky faucets, burned-out light bulbs, broken windows, inoperable appliances and many others should be fixed before you put your home on the market. Although those repairs are small, if left undone they can lead buyers to question whether you've taken good care of your home. 

6. Introduce lifestyle accessories to make your home comfortable
Set the dining room table with your best dishes. Put out nice and clean towels and hang some fresh curtains. Put some logs in the fireplace. Simple decorations will make your home more attractive.

7.  Make space 
Buyers usually want to see space, above anything else. Remember that you want the visitors to focus on the house and not on your stuff. A cluttered house looks smaller than it really is. Go through the house, room by room, and take everything out but the essentials.

8.  Paint
Painting is the cheapest way to enhance a room! Be objective and decide which rooms could use a fresh coat of paint. Dark colors make a room seem smaller and some bright colors might not please everyone. You should repaint main rooms in fresh, neutral colors. 

9.  Light it up
A bright house is a great and attractive house. So, open all the blinds/curtains and make sure there is sufficient light in every room, add fixtures, stand up or table lamps. Remember, you can't have too much light!

10. Get a buyer's-eye view 
Walk up to your home and pretend you've never seen it before. What do you notice? How do you feel about what you see? Does the home seem inviting? Well-maintained? Would you want to buy this home? If your answer is yes, then your ready to stage your house!
